THE PROPERTY

I offer you an incredible opportunity to own a property that when completed deserves to be listed in the best property magazines and luxurious listings!
No picture I have taken so far can do its justice! IT MUST BE SEEN IN REAL TO BE APPRECIATED! HONESTLY!
When standing in front of it or inside, looking the views of the mountain, the dam lake, the valley, the forest and listen only to the river nearby and the eagles in the sky, all you say is just "WOW"
For those of you that will ask me and have asked me "why dont you complete it myself?" I will just say I am investing in many other projects and businesses so no spare cash to go in this one, UNFORTUNATELY!

The house is built in one of the most beautiful and breathtaking places in Bulgaria. Year of construction is 1997.

The house consists of three floors with total built up area of 200 sq. m. (2,150sq.f.). It offers 2 double bedrooms (17sq.m. and 14sq.m.), , one single bedroom (9 sq.m.), 2 bathrooms, laundry room and big 1100 sq.f. open plan kitchen-living room.

The whole house is professionally thermo-insulated for better efficiency and heating economy. All windows are high quality UPVC double glazed, 5-cell technology with various opening positions.

But this is NOT everything! There is a beautiful 500 sq. m. (6000sq.f.) of garden with stunning, breathtaking views.

I am selling the property with full project for 4th floor as seen on pictures. This increases the total built up size to 300 sq.m. I have an estimate of completing costs for each and every stage of the building process quoted from two building companies.

These estimates are including fully fitted kitchen, all furniture in the house, ready to move in and can be provided upon request to serious buyers only!

BRAND NEW ITALIAN (PROOF WITH RECEIPTS) HYDRO INSULATION ON ROOF - DONE ON 10.2014 and 09.2015

As I am doing some work to the house, eventually it will be in further state of construction work when the potential buyer comes to see it! Of course that may reflect on the price as well.

PLEASE I AM FED UP WITH TIME WASTERS & SILLY OFFERS, LETS NOT WASTE EACH OTHER'S TIME

For those of you who will ask me to drop a "couple of grand" again I will say this is the very very bottom price I will accept!

Flats in the area in this state of completion sell for around £250/sc.m. and they have no land!!! So calculate 200 sq.m. x £250 and see how much I really have to ask for it. PLUS THE LAND!

Only 60 miles away from Sofia, at an altitude of 370 m - the town of Vratsa is one of the most picturesque towns in Bulgaria, nestling in the foothills of `Vrachanska Planina` with the Leva River calmly crossing the town and with fearful rocks overhanging the roofs. Few Bulgarian cities have a history passing through thousands of years and several historical ages! Vratsa is one of them. Situated in the Balkan Mountain (Stara Planina) itself among nature blessed by the Lord and amazing with its beauty, `Vratsa is a place created by the Spirit, where knowledge and art are flourishing so other areas of our country can use them too`. This was written by `Tzarigradski Vestnik`(Tzarigrad`s newspaper) in 1858, in Tzarigrad-today`s city of Istanbul.

HISTORY

Vratsa is an ancient city found by ancient Thracians. Vratsa was called Valve (`door of a fortress`) by the Romans due to narrow passage where the main Gate of the city fortress was located. Nowadays, this passage is the symbol of Vratsa and is presented on the Town`s Coat of Arms.

After the fall of Rome, Vratsa became part of the Eastern Roman Empire (Byzantium).

At the end of the 6th century AD, Vratsa was populated by the South Slavic tribes. Even if they came from Pannonia and Dacia on the north, the town remained under Byzantine rule.

In the 7th century, the Bulgarians and the Slavs found the Bulgarian State and the Slavic Vratsa became part of it. The city grew into important strategic location because of its proximity to the South State border. The name of the city was changed from Valve to the Slavic Vratitsa, which has the same meaning and is the source of the modern name. Vratsa became famous for its goldsmith`s and silversmith`s production and trade, high-quality earthenware and military significance.

In the 8th century, the Bulgarian army captured Sofia, which led to the decreasing of Vratsa`s importance because of the better strategic position of Sofia, its more developed economy and larger size. But Vratsa was again key for the resistance against the Byzantine, Serbian and Magyar invasions in the Middle Ages.

TOURISM

The whole area is well known as one of the purest in the country with its mountains protected by the international association UNESCO. National Park `Vratchanski Balkan` covers all the mountains surrounding the town of Vratsa. Because of the specific relief and geological structure of the rocks, there are more than 500 discovered caves.

Here is one of the biggest and most attractive caves in Bulgaria. Its name is Ledenika. Formed in Vratsa Mountain, 16 km west of Vratsa it is approximately 300 m in length. The cave has 10 halls adapted for the coming visitors. It is ornate with stalactites, stalagmites, stalactones, rock draperies and waterfalls. Ledenika is the most frequently visited Bulgarian cave. The highest point of the Ledenika cave is called the Seventh Sky and it is within the capacity of the most ambitious tourists. The Ledenika cave was opened for the first time in 1961. In 1962 it was proclaimed for a natural landmark.

There are few ski resorts in the area attracting increasingly more tourists every year. The town of Vratsa is very popular with its climbing and paragliding as well. In close proximity there are about 20 eco-footpaths crossing the whole mountain very appropriate for mountain biking and walking. The mountains surrounding Vratsa District provide perfect spots for hunting, while the various water resources such as lakes, dams, and rivers offer ideal fishing activities as well. There are several springs in the region offering unforgettable spa experiences.

Even if you are not into sports, DON`T worry here you will find many cultural, historical or social events and many more opportunities for great, memorable moments.
