This sale is for 2 plots of land and a Bulgarian company (over 10 years old).
First there is a 3000sqm plot of land on the edge of Novo Selo village, about 10km from Stara Zagora city and 2km from the Stara Zagora mineral spa baths. This is a fantastic area, close to the city with good links but in the mountains and beautiful countryside. At the mineral spa baths (dating back to the Romans) there is a lovely lake, a popular pic nic area, a restaurant and cafe and often little stalls. There are several luxury hotels and other restaurants, with spa treatments and pools. Originally a golf course was planned for the area but this never took off. There are a couple of new housing areas close by. Novo Selo is a small village in the hills, and a popular village for those commuting to the city for work. The plot of land is just outside the village, accessed by a rough track. There is electric and water near the plot but would need agreement with the water and electric companies to connect. Several new houses have been built around in the last few years. The plot was originally bought in order to develop a small holiday complex of around 6 houses but after the world recession of 2008 this never happened. Change of Use was sought and went through but due to a change of mayor (and useless agent) the final certificate was never given. The cost to change use from agricultural to building to allow development would be around 1000 to 1500 Euros. Costs to connect services would be additional. Or it would be an ideal place for an off-grid house. The plot would need professionally marking out for the boundaries as currently part of a larger field network. There are various plots being sold for development and building in the area.
Second there is a regulated plot of 1460 sqm in village of Markovo, Bratya Daskalovi municipality, near Chirpan. The plot is accessed by a track off a tarmac road and is not far from the centre of the small village. It is currently very overgrown but there is a well and old electric pylons close by. Very quiet and peaceful and near a small river. Edge of village. Ideal as a get away to put a cabin on or caravan (would need to clear and widen lane a little first!). Or with correct permissions you could build a house. Both plots are being sold as assets of the Bulgarian company that owns them. The company is a single share holder company (EOOD) and was established back in 2005, re-registered as required under law in 2007 and has been active with annual accounts since. It is not run for a particular business or trade and only as a vehicle to hold properties. On sale the shares in the Bulgarian company will be sold and transferred to the new owner and with this will pass the ownership of the two plots. 20% deposit to secure the deal. Completion of sale to occur by October 2022 (but of course can occur sooner so long as travel allowed to order and lodge documents with lawyer). The plots can be sold separately, although would prefer one deal with the Bulgarian company. The price is 14,500 Euros or £12500 for the company with both plots. Possible part exchanges - caravan in north UK or southern Spain, part done in Crypto currency etc.
