185 sq metres of mature woodland

Description:

Small piece of woodland near Cadham, north Glenrothes, Fife.

Approximately 185 square metres of mixed treed woodland, adjacent to public footpaths and with formal access on foot from main road included.

Bought a few years ago as a place to chill, have bbq's, do some woodland craft work etc. Now surplus to requirements.

Cost about 6000 GBP plus 3-4000 in auctioneers and legal fees, plus spent about 1000 GBP tidying it up and putting an informal (not requiring planning consent) porous membrane and gravel footing in, for a workhut, mobile buidling etc, though not built/installed anything as yet.

Area is a mix of mature and young trees, mixed broadleaves and conifers.

Would sell or swap for something interesting up to any value, e.g. good condition car/4*4 etc, plus my legal fees to make transfer of ownership. Expected fees would be about 1000-2000 GBP.

For cash, 6000 GBP would be acceptable, INCLUDING 2000 for fees, i.e. circa 4000 purchase cost + 2000 fees, as hope to recover circa 4000 net of fees from re-sale.

If swap agreed, would need something with a market value of 4000+ GBP and 2000 GBP cash to cover legal costs etc.

No need to ask permission to view the general wooded area the plot is within, as usual full Scottish public access applies to the wood and there are rough informal paths near the plot for sale.
